Timber framed building base preparation

Oak timber framed garages are becoming more popular as an alternative to standard brick built garages. Here we were asked to prepare and build a base at a property in Longdon near Malvern. The oak framed garage was supplied by a local Herefordshie company (Oakwrights). The garage chosen was Oakwrights Kenchester two bay oak garage which consists of one open bay and one enclosed bay. First step was to reduce the ground level of the area for the garage before then digging a footing for the brickwork of which the timber frame would stand on. The footing consisted of a 450mm wide and 1 metre deep trench which was then filled with concrete before the supporting brickwork was brought up to floor level. Next a 125mm layer of compacted sub base was added to the floor space followed by a blinding of sharpe sand which was covered by a DPC membrane and steel mesh laid on support blocks ready for a 100mm of concreted to be laid as the floor slab. Once the concrete slab had set the remainder of the brickwork was completed along with the remainder of the extension to the existing drive, a gravelled surface was chosen to aid drainage.
